Stout & Teague has completed the addition of a fire sprinkler system at 8001 Forbes Place in Springfield, Virginia. The provision of a fire sprinkler system in the 3-story building will allow greater flexibility in use and interior layout of tenant spaces as well as improving fire-safety in the 68,000 square foot office building. Working with Superior Mechanical under a design/build contract, Stout & Teague coordinated the work to complete the work in both core and occupied tenant spaces.
Stout & Teague Retained by WMATA as Developer for Huntington Station
Stout & Teague has been retained by Washington Metropolitan Area Transit Authority as master developer for the 29-acre Huntington Metrorail Station. Stout & Teague is tasked with developing a master plan, obtaining Comprehensive Plan and zoning approval from Fairfax County, and managing the design of the infrastructure renovations. Stout & Teague may also participate in the marketing of the development rights for portions of the property and for managing the construction of infrastructure improvements.
Work started on the project in late 2019 and Stout & Teague recently obtained Planning Commission recommendation for review of the WMATA’s Comprehensive Plan nomination for the site. The plan nomination proposes to add up to 1.8 million square feet of private development on the site, including up to 1,500 residential units and 360,000 square feet of office/retail development.
The Huntington Station is the terminal station for the Yellow Line that serves the new Amazon HQ2 at National Landing, as well as National Airport and the Pentagon. Huntington Station will be the terminus of the Embark Richmond Highway Bus Rapid Transit line that will serve business nodes on Richmond Highway and terminating at Fort Belvoir.
Stout & Teague Completes Major Common Area Renovation at Resources & Conservation Center
Stout & Teague has completed the first phase of a multi-phase renovation at Resources & Conservation Center, 1400 16th Street, NW. Stout & Teague worked with Baskervill Architects and Forrester Construction to design and build the complete renovation of building entrance, main lobby, conference facility, elevator cabs, and first floor restrooms and corridors while maintaining the building at 97% occupancy.
Stout & Teague is launching the next phase of renovations to include the upper floor restrooms and corridors and amenity spaces in the lower level in 2021.
Stout & Teague Strikes LEED Gold in Dupont Circle
After a multi-year effort of implementing strategic capital upgrades, Stout & Teague has achieved LEED® Gold Status on behalf of the Resources and Conservation Center (RCC), a two-building complex in Dupont Circle. The LEED (Leadership in Energy and Environmental Design) rating system, developed by the U.S. Green Building Council (USGBC), is the foremost program for buildings, homes and communities that are designed, constructed, maintained and operated for improved environmental and human health performance.
RCC achieved LEED Gold certification by implementing practical and measurable strategies and solutions aimed at achieving high performance in: sustainable site development, water savings, energy efficiency, materials selection and indoor environmental quality. Stout & Teague completed a renovation of the central cooling plant using magnetic-bearing chillers, variable frequency drives, and other state-of-the-art technology to reduce electric consumption required to cool the buildings. Additionally, green policies were put in place for cleaning, water treatment, landscaping, indoor air quality, sustainable purchasing and pest management, to ensure that changes made today continue for many years to come.
The Resources & Conservation Center is comprised of two office buildings – 1400 16th Street NW, and 1616 P Street NW, surrounding a one-acre courtyard garden. RCC offers an array of amenities such as a large conference center on the main level, a smaller rooftop conference facility, a tenant-only fitness center, rooftop terrace and green roof, parking garage, and cafe.
RCC has long been a leader in energy and environmental issues. When developed in the 1980’s RCC included a number of “firsts” for a commercial office building in Washington:
- first ice-storage cooling plant
- first use of windows with Heat Mirror® insulating glass
- green roof plaza over parking garage
- heat recovery wheel for toilet exhaust
“It is a testament to the original vision and ongoing stewardship by its non-profit owners that a project conceived and built almost 30 years ago can meet the exacting standards of LEED Gold,” said Neel Teague, President of Stout & Teague Management Corp.
As the original developer of RCC as a planned unit development in the 1980’s, Stout & Teague’s commitment to the Resources & Conservation Center continues with significant renovations to modernize its main lobbies and conference facilities in 2018.
